Construction Management

BKR Management Group, Inc. is a full service construction management company that provides developers, building owners and tenants with seamless coordination of interior and ground-up construction projects. We manage the construction process with diverse project experience to manage costs, maximize efficiency of the trades and troubleshoot if issues arise.

The business model is simple: we are paid by our clients to protect their interest in every instance during the pre-construction, project implementation and completion of the job. We coordinate and integrate the master craftsmen that work on our projects to save, time, energy and money.

Outline of the BKR Construction Management Process

Site visit to potential development site, existing building and interior space:
  • A needs analysis assures that the client’s goals and objectives are met with a location
Prepare a Site Investigation Report that includes:
  • Budget: Preliminary budget for various construction categories
  • Architect Report: Addressing Zoning, Timing, Of Right circumstances
  • Observations from planning consultants: engineers, architects & designers
  • Comments to owner identifying any variables that may arise
Review Entitlement procedure with client:
  • Orchestrate and hire consultants to assist with municipalities
  • Complete and file or paperwork for permits and approvals
  • Assign designated project management and necessary support team
Interview and Coordinate vendors and sub-contractors for/with our client:
  • Assure best pricing, efficiency and cost maximization
  • Provide a minimum of 3 bids per critical path trade
  • Negotiate contracts – Schedule
  • Provide a bid program for all trades in the critical path of the project
  • Negotiate contracts and create the schedule to implement the project
Create a Management Structure Report:
  • Time line of entire project
Prepare and oversee for submission:
  • Lender and/or investor documentation required of client
  • Forms required for disbursement stages of work completion
Schedule and facilitate continuous project vendor meetings to assure:
  • Accurate reporting to client of project status
  • Identify potential modification in schedule or materials required
  • Confirm all vendor paperwork is in order for Safety, Permits, Insurance, etc.
Coordinate, review & approve all project disbursements from client
  • Assure accuracy and efficiency of payments to vendors and subcontractors
  • Provide seamless process between work schedule and payments
Create Close-Out Package:
  • Financials for the project
  • Client required forms
  • Punch List
  • Certificate of Occupancy

The BKR Difference

We have contractors that we have worked with for many years and understand that we require a high standard of quality and efficiency, while completing their work on time and on budget.

BKR will develop a detailed job budget review the Value Engineering Process (VEP) with our client to evaluate both material and labor costs and identify any areas of the project that offer cost or time efficiency.

For the client’s maximum protection from construction liability and exposure, all vendors and subcontracts are required to have: Executed contracts with protective language, GL insurance, Hold Harmless agreements, Worker’s Compensation certificates and lien release documents.

Security at various levels is provided to protect from accidents, vandalism, or theft.

Weekly updates are prepared for the client so they are always abreast of the project progress.

Vendors and Subcontractors providing services on BKR projects are required to adhere to strict safety regulations.
